As a low-energy, mixed-used development, BedZED offers a pioneering model for the future urban village. Constructed on a brownfield, wasteland site, there are 82 dwellings, 2,500 square metres (26,900 square feet) of workshop and office space and community accommodation including creche, cafe and sports club. All are integrated into three-storey city blocks that define a new network of streets and terraces. In composing intricate cross sections that meet the key social and environmental objectives of the scheme, Dunster has optimized the use of solar power to the south, with set-back terraces and sky gardens. By contrast, northerly facades are more sheltered. Passive solar gains combine with super insulation, heat recovery and wind-assisted ventilation to reduce demands for heat and electricity; a 135 kilowatt, wood-fired, combined heat and power plant is enough to meet the energy load of 240 residents and 200 workers. Given the relatively high densities, it offers a prototype for the alleviation of the negative effects of suburban sprawl elsewhere. The development also demonstrates other initiatives, such as the promotion of community car pools, with a 109 kilowatt photovoltaic array providing sufficient power to cater for up to 40 electric cars.
